## What needs attention before peeling exterior paint is repainted?

The provider should assess the surface and any moisture or material damage before repainting. Share whether the peeling is isolated, widespread or recurring in the same place. Include the approximate age of the home so the contractor can assess the preparation requirements.

The important part isn't simply putting new paint over the bare spot. It's figuring out why that spot failed and doing enough preparation that the new paint stays on.

A small isolated area may only need repair and touch-up. Widespread peeling usually means more extensive prep and repainting.

## Look at what's under the paint

Peeling can tell you quite a bit.

Bare, solid wood underneath. The area may simply need proper scraping, sanding, priming, and paint.

Soft or dark wood. There may be rot or ongoing moisture that needs to be addressed first.

Paint peeling between older layers. The previous coating may not have bonded properly.

Bubbling or blistering. Moisture may be trapped behind the paint.

The same area keeps failing. Look above it for gutters, roof edges, joints, or other places water may be getting in.

## Spot repair or repaint?

A few isolated areas can often be scraped back to sound paint, feathered smooth, primed, and touched up.

If an entire side of the house is peeling, chalking, or cracking, it usually makes more sense to prepare and repaint that larger surface.

Touch-ups can also remain visible when the surrounding paint has faded, even when the color is technically the same.

## Don't paint over a water problem

If a gutter is overflowing, trim is rotting, or water is getting behind the siding, fix that first. Otherwise the new paint may fail for the same reason the old paint did.

## Homes built before 1978

Older painted surfaces may contain lead. When paid renovation work disturbs painted surfaces in a pre-1978 home, federal lead-safe renovation requirements may apply. The contractor should determine the appropriate requirements and work practices before prep begins.

## Photos that help

A few clear photos can help start the conversation. Only photograph areas you can reach safely.
