## Does crumbling mortar mean the brickwork needs rebuilding?

Crumbling mortar does not by itself establish that the whole area needs rebuilding. The provider should check the condition of the bricks and whether the masonry has moved before recommending repointing. Mention leaning, loose bricks or a repair that has failed again.

## Signs it may just need repointing

Look for:

Sandy or crumbling mortar.

Joints that have worn back from the face of the brick.

Small cracks following the mortar joints.

Gaps where mortar has fallen out.

Otherwise solid, stable brick.

## Signs there may be more going on

Pay more attention if:

Bricks are loose.

The wall is leaning or bulging.

Cracks run through the bricks themselves.

A retaining wall is moving.

The same area keeps failing after repairs.

Those can point to movement or another underlying problem rather than ordinary mortar wear.

## Why mortar fails

Mortar is designed to be the more sacrificial part of traditional brickwork. Over time it takes the wear from weather and moisture. Water can accelerate that deterioration, particularly around gutters, downspouts, ground-level masonry, steps, and other areas that stay wet. Previous repairs can matter too. Mortar that's too hard for older brick can shift damage into the brick itself.

## What repointing involves

Failed mortar is removed from the joints and replaced with new mortar that's appropriate for the masonry. If individual bricks are cracked or damaged, those can often be replaced at the same time. If the wall has moved substantially, however, simply replacing the mortar won't correct the underlying issue.

## Photos that help

A few clear photos can help start the conversation. Only photograph areas you can reach safely.

* ### Show the whole area

    The full wall, steps or walkway.

*   ### Include the detail

    The worst mortar joints and any cracking.

*   ### Add useful context

    Any visible bowing, movement or nearby downspouts.
