## Will surface grading solve water collecting in my yard?

Surface grading may be relevant, but pooling water needs an assessment of where it comes from and where it can go. Share observations during and after rain, including how long water remains. Persistent saturation or water entering the basement may need a different assessment from a surface landscaping project.

## Start here

Take a look during or just after a good rain. Where is the water coming from? Where does it collect? How long does it stay? Those answers are often more useful than a photo of the yard when it's dry.

## Common causes

The ground slopes the wrong way. Soil can settle over time and create a low area next to the foundation.

Downspouts empty too close to the house. A surprising amount of roof water can end up concentrated in one spot.

The yard has a low point. Water follows gravity. If there's no path away, it sits.

Beds have been built up over time. Mulch and soil piled near the house can change the original grade.

The soil drains slowly. Compacted or heavy soil can stay wet even when the surface grade looks reasonable.

## What the fix may involve

For a surface-grading problem, the work may include adding or moving soil, reshaping the slope, extending downspouts, and restoring lawn or planting beds afterward. If the water is coming up through a basement floor, or the property stays saturated for long periods regardless of rain, that may require a different drainage solution.

## Photos that help

A few clear photos can help start the conversation. Only photograph areas you can reach safely.

*   ### Include the detail

## Before digging

Grading work can involve excavation. New Jersey One Call requirements may apply before digging, and private lines such as irrigation or landscape lighting may require separate locating. The contractor doing the work should determine what is required before excavation begins.
