# Water stain or soft spot on the ceiling

Start with what you see

## What should be fixed first when a ceiling has water damage?

The water source needs attention before the ceiling is refinished. Keep clear of a wet, bulging or sagging area and describe whether the leak is active or already repaired. Once the source is addressed, a professional can assess drying, damaged material and the finishing work required.

The stain is where you see the problem. It isn't necessarily where the problem started.

## If it is wet right now

Keep people away from sagging or bulging areas and from water near electrical equipment. Do not puncture the ceiling or investigate behind a light fixture. An uncontrolled leak needs emergency help rather than a scheduled A5 request.

## Where the water may be coming from

Below a bathroom, common sources include a toilet seal, shower or tub, drain, supply line or another plumbing connection. On a top-floor ceiling, the source could be the roof, flashing, a gutter issue or condensation in the attic. Sometimes the leak has already been repaired and all that's left is the stain. The ceiling still needs to be completely dry before it's sealed and painted.

## Does the drywall need to come out?

Not always. If the ceiling is dry, firm and flat, the repair may be mostly cosmetic: seal the stain with the right primer and repaint. If the drywall is soft, swollen, sagging or crumbling, the damaged section is usually cut out. The cavity can then dry before new drywall is installed and finished. Visible or extensive mold may require remediation beyond ordinary drywall repair.

## Why this can involve more than one trade

Water-damaged ceilings are a good example of why A5 starts with the problem instead of asking homeowners to choose the contractor. A plumbing leak may need a plumber first. The opening then needs drywall repair. Finally, the ceiling may need to be painted so the repair disappears. A5 can help you request the relevant trades; agree the sequence and scheduling directly with each professional. If the source is the roof, you'll need a roofer first; roofing is not currently an A5 service.

## Photos that help

A few clear photos can help start the conversation. Only photograph areas you can reach safely.

* ### Show the whole area

    The ceiling and its position within the room.

*   ### Include the detail

    Visible staining or damage from a safe location; stay out from under sagging areas.

*   ### Add useful context

    What is above the affected area and any nearby fixture.

## What affects the job

The biggest variable is the source of the water. After that, scope depends on whether the ceiling only needs stain treatment and paint or whether drywall has to be removed, replaced and finished. Ceiling height, texture and whether the entire ceiling needs repainting can also change the amount of work.
